THE MODERN BEN JANNET COMMERCIAL BUILDING DESIGN
A luxury jewelry showroom and gallery in Tunisia, designed with minimalist cubic volumes and stone faades. The project pioneers the use of glass brick technology, a first in the country. Located at a prime urban corner, it combines innovative materials, refined lighting, and contemporary elegance to set a new standard for retail architecture.

The building blends solid stone volumes with luminous glass faades, creating transparency, light play, and elegance. A pioneering project that redefines retail spaces with innovation and exclusivity.
Floor Plan
Ground Floor Plan (Exhibition & Gallery)
The ground floor features a spacious 164 m² exhibition area, illuminated by faades of glass bricks, a first in Tunisia. The fluid layout highlights jewelry pieces and naturally guides visitors towards the cafeteria and service areas (billing, safe, credit room, after-sales service). The monumental entrance and sculptural central staircase create both functionality and prestige.
The roof accommodates essential technical systems, including HVAC units and drainage networks. The plan illustrates precise slopes (9/1000 to 37/1000) for efficient rainwater evacuation. The integration of skylights and glass elements brings natural light into the building while maintaining functional efficiency.
The site plan highlights the building’s strategic position on a corner plot, maximizing visibility and access. It defines pedestrian entrances, vehicle access, and surrounding landscaping. Trees and green areas soften the composition, while the stepped forecourt emphasizes the building’s prestigious entrance and enhances its urban presence.
